Ben Raney, President & CEO - founded Raney Real Estate, a full-service brokerage, Investment and consulting company in 2008. For the first 23 years of his career Ben worked in a major Atlanta real estate brokerage company and later was a partner with a leading office developer in Atlanta. Ben held top producer status often and was cited by the Atlanta Board of Realtors as a top-5 producer city-wide. Today he is recognized as a steady market leader with repeated tenant representation and consulting assignments from Atlanta’s most prestigious law firms and largest corporate citizens. Ben also has been Atlanta’s Top 5 land producer and a creative entrepreneur.

Ben acquired an important 5-mile, 65-acre urban abandoned rail property and later provided the City of Atlanta with property now known as the northeast quadrant of the Atlanta Beltline. This was the single largest urban land acquisition in the U.S. that year and was at that time the largest Brownfield project in the United States. Today the Atlanta Beltline is one of Atlanta’s most popular urban attractions. He earned the trust of an impressive client list in the urban markets of Atlanta working as a young broker and his business thrived in a platform with no inbound referral network. He accumulated a wide cross-section of clients with many types of requirements strictly through personal interaction, a lost art in modern brokerage.

Ben is able to keep a real-time pulse on the factors that influence transactions and create opportunities and will not subject his client’s trust to a dependence on outdated and inaccurate subscription-based data services. Ben graduated from Georgia Tech in 1981 and is very active in the community he serves. Among his activities he is a founder & former board member of The Vinings Bank in Atlanta and a board member of GATV (Georgia Advanced Technology Ventures), the technology incubator and angel investment conduit initiative of Georgia Tech created by its President to retain intellectual capital in our city.

Tammy EllerbeChief Operating Officer - has spent 30 years in the commercial real estate industry and is the Chief Operating Officer of Raney Real Estate and BRAVO! Advisors. 

Tammy began her career working for Julien J. Studley, Inc. in Washington, DC in the brokerage/tenant representation space. She relocated to Atlanta and worked through the mid-1990s as an appraiser and consultant for Landauer Associates and Price Waterhouse, LLP where she valued investment grade real estate for purposes of portfolio performance, asset allocation and financing opportunities. She analyzed all major property types with a specialty focus on Class A office, regional shopping malls, hotels and mixed-use properties. 

In 1997, Tammy shifted into the Capital Markets arena, joining Univest Financial Services as a Senior Director in the company’s underwriting and diligence group. She managed the company’s Top 3 accounts, GMAC Commercial Mortgage, J.P. Morgan and Lehman Brothers and closed financial transactions totaling $5.0 billion. 

From 2005 through 2010, Tammy worked out of Atlanta and New York with CWCapital LLC and CWCapital Investments LLC as Head of Underwriting. At CWCapital she oversaw the underwriting for $4.5 billion in fixed and floating rate conduit loans. In her role, she managed the company’s underwriting teams across the United States and also coordinated with rating agencies, investors/B-piece buyers, servicers and other industry professionals to monitor industry criteria for the origination and securitization of commercial loan transactions. Beginning in the 2008 downturn, she headed the company’s balance sheet loan origination platform. At CWCapital Investments, Tammy sourced and developed investment opportunities in the debt capital markets, developed joint venture, asset management and advisory assignments for execution by CWCapital’s various businesses, pursued third-party sources of capital for a whole loan origination business and performed credit analyses for transactions focusing on senior secured and high yield debt. 

In 2010, Tammy opened an Atlanta office for The Situs Companies, a global commercial real estate service provider. In her role at Situs, Tammy was responsible for new business development in the new loan origination and debt advisory spaces, and as manager of Atlanta and New York based underwriters closed $3.0 billion in CMBS (2.0) loans for such clients as Bank of America, Berkadia Commercial Mortgage, Cantor Commercial Real Estate, JP Morgan, Regions Bank, Wells Fargo and UBS. 

In 2011, Tammy joined Berkadia, where she co-founded the company’s Proprietary Lending Group which focused on the creation of a middle-market ($10 to $50 million) bridge lending program for the company’s balance sheet. She designed the underwriting and credit process for the company’s balance sheet transactions and established policies and procedures, guidelines, models and forms for the newly created platform. She assembled a team of highly skilled underwriting professionals in New York and 

Vance Overbey, Sr. Vice President - has spent his entire career creating and implementing corporate strategy addressing generational changes in human behavior. Externally Vance has redirected entire Fortune 500 advertising campaigns specifically to re-align with evolving consumer and client bases. Internally Vance has provided guidance to corporate leadership about rapidly changing cultural and behavioral patterns within the workplace. With a solid understanding of how spaces influence work patterns Vance is a strong advocate of sourcing applied research to create agile space designs that optimize production for each uniquely talented employee base. Today Vance is drawing on a career of experience to help guide Raney Real Estate’s clients into new & more productive workplaces.

During the past 14 years, Vance was in charge of Advertising for AT&T Mobility and previously, Cingular Wireless. He personally oversaw over 1,000 multi-media campaigns that became some of the best-known advertising during that time period. Those campaigns included the launch of the original Cingular brand, the “Raising the Bar” campaign following Cingular’s 2004 acquisition of AT&T Wireless, the “Rethink Possible” London Summer Olympic campaign, and the “Kids/It’s Not Complicated” series. During that time, the work he was responsible for received hundreds of awards, including the Gold and Silver Lion Cannes, 100+ Addies, multiple Clios and 2 Gold Effies.

Prior to AT&T, Vance worked at Coca-Cola USA in various sales & marketing roles. His clients included Burger King, Chick-fil-A, and WalMart. He was responsible for the complete overhaul of the interior & exterior menu board designs at over 10,000 Burger Kings worldwide. That project influenced fast food and other retail establishments to re-think how to communicate with consumers & employees both in retail and workplace environments. He started his career at Ogilvy & Mather, where his work garnered the prestigious David Ogilvy award two years in a row.

Vance serves on the Piedmont Park Conservancy Board of Directors, The Piedmont Park Marketing & Special Events Committees, The Atlanta Tip-Off Club which oversees the Naismith Award, and the Fernbank Museum Corporate Leadership Council. He has previously served on the boards of Atlanta Habitat for Humanity, The Giving Tree, as well as The American Advertising Federation Judges Council, and the National Effie Awards Judges Panel. He is a graduate of The University of Tennessee, Knoxville and lives in the Druid Hills area of Atlanta with his wife and two daughters – his most important and influential clients.

Tom Capallo, Sr. Vice President - Tom started his career with Ferguson Enterprises in their Energy and Process Division. There he was responsible for the sales, supply chain management, and quality assurance for nuclear accounts. Here he became well versed in the rigors of supporting the most demanding companies and operations, including GE nuclear, Westinghouse, Areva, and Bechtel.

Tom later founded Capalloy, Inc. which has since become North American forge. NAF services a wide spectrum of steel supply from highly technical severe service alloy parts to structural fabrication and decorative parts. In this capacity he has supplied and supported companies like Curtiss Wright in the fabrication of large diameter pumps and valves for oil and gas applications. He has also worked with a wide variety of customers to satisfy their general steel needs.

Most recently Mr. Capallo founded Capital concrete SE specifically to meet the needs of GCs in the tenant build out phase. He has worked with major general contractors in base building and tenant build out for some of the most visible projects in Atlanta including The Streets of Buckhead and Avalon.Having spent most of his career on the supply and vendor side of transactions Tom has developed an acute understanding of how multilayered projects diminish the value delivered to an end user. With Raney Real Estate he is “cutting the fat” and delivering the value that customers deserving during their space acquisition process.
